  • Step 1: Sign the Purchase Agreement and email it to us.

    Step 2: We (Buyer) perform due diligence on the property, which involves title research, verification and confirmation. This can take up to a few weeks or less.

    Step 3: We draft a Deed and send to you (Seller) for signature and notarization. The Seller signs the Deed and returns to us.

    Step 4: Upon receipt of the signed/notarized Deed, we send the cash payment to you via expedited check payment or wire transfer to your bank account.

    Step 5: We send the Deed to the proper county for recording.

  • No. We are land investors and we personally own each parcel listed on our website and other marketing outlets.

  • We offer many properties for sale in select states. Browse our current land properties for sale by clicking “Properties” located on the top righthand side of our website. For payment, we offer a couple of solutions to make it easy for you:


    Option 1: Owner Financing. We finance the land for you at zero percent interest. That’s right, no interest, no hidden fees, no banks, no mortgage, no middlemen. We offer payment plans for each property which include a low down payment, document processing fee, and low monthly payments spread out over a certain number of months (i.e. 48-72 months), making land ownership easy and affordable.

    Option 2: Cash Payment. Pay in full at a discounted cash price.

  • Yes! Everyone can qualify for our owner financing. There is NO application process, NO background or credit check, and NO banks or institutions involved. Regardless of your financial situation, we don’t discriminate. If you can afford the down payment, we will finance you. Once you’re setup in our system, all monthly payments will be automatically drafted from your account.

  • Congrats! We’re happy to hear that you’re interested in securing one of our properties.

    Step 1: Reserve the property. Click the “Reserve” button and submit your down payment on the property. You have now secured the property!

    Step 2: After receiving your down payment, we email you the entire property package which includes photos, aerials, your Land Contract, Promissory Note (if financing), and Purchase and Sale Agreement. There is also a document processing fee (“Doc Fee”) of $249.00.

    Step 3: Once you sign the documents, if financing, upon receipt of your last payment, we officially grant the property to you by having the deed recorded in the proper county with you as Grantee. If you bought the land as a cash purchase, we package all paperwork along with the deed and send it off to the applicable county for recording.

  • We’ve simplified the buying process with straightforward, no hassle, easy-to-read contracts.

    Of course, we encourage you to hire a professional if you think it’s necessary, but we’ve done our best to make the process easy for anyone to understand.

  • In order to reduce out of pocket expenses for the Seller (typically for purchases less than $5,000), we offer direct closing without any need or use for a title company. However, if a Seller is not comfortable with that process, a mobile notary or title company can be used at the Seller’s expense.

  • Each county has guidelines as to how a property can or cannot be used. Make sure to consult with the county’s Zoning, Planning, and Land Use departments, as they can answer all questions.

  • Yes - for properties purchased on terms/owner financing, we offer a 100% money-back, 45-day guarantee. We want you to be 100% satisfied with your purchase of your land. If you’re not satisfied for any reason with the first 45 days after closing, simply call us or email us to discuss. We will either exchange the parcel for another that you like better, or refund the purchase price (excluding any fees and taxes). The Money-Back Guarantee only applies to owner-financed transactions, not cash transactions.
